This property, forming the NW corner of Collins Ave at Airport Ave (not to be confused with Airport Road), has a net area of 4.53 acres and a total area of 5 acres, including the 60-foot road easement along its South boundary, known as Airport Avenue to the East, and also known as Business Center Blvd to the West. Business Center Blvd is a traffic thoroughfare planned by City of Alamogordo to connect US HWY 70 to US HYW 54. When installed, it will be a 150 ft wide right-of-way. Note, how the Alamogordo White Sands Regional Airport chain-link fence has been set back 150 feet from the South side of Airport Ave. This is to provide the right-of-way for Business Center Blvd. Although the date of completion of this HWY 54- HWY 70 connector corridor is uncertain, the city is still pursuing this project. As recently as 2022, the City of Alamogordo acquired the 150-foot-wide right-of-way extending from HWY 70 to Airport Rd (not to be confused with Airport Ave). The only right-of-way remining for the City to acquire is the home site on the West side of Highway 54, at the point where Business Center Blvd. will intersect with Highway 54.
This 4.5 acre tract is currently zoned R-1 Single Family. The closing of the purchase of this property can be conditioned on its Rezoning Application being filed by the Purchaser and receiving City approval. Ideal uses would be a mobile home park, office/warehouse buildings, multifamily housing, and self storage. Water, sewer, natural gas, and electricity are in the area.
Several apartment complexes exist on Collins Ave., because of their close proximity to Holloman Air Force Base and their convenience for personnel working on-base. This tract of land is large enough to support 50-75 apartment units.
